1. Loft Conversions are a quick way to increase your living quarters through better use of dead space, particularly popular in the London area. Based on this article it is estimated that the value of your property could add up to 12.5% to the selling price of your property. The other bit of good news is that the vast majority of loft conversions do not need planning permission, there are criteria to follow as shown on this useful website, but a great deal of loft conversion projects fall within these parameters.

2. Convert your garage into living space. 90% of British garages do not contain a car anymore so converting this into utilisable living space is a great idea and is relatively inexpensive approx. £10k, creating an extra room and potentially adding 7.5% to your property value.

3. Apply for planning permission. This may sound a strange one; however, even if you are strapped for cash and are unable to build an extension or conversion, you can increase the value of your property by simply securing planning permission. You may need to spend approximately £1.5-£2k on surveys, design and the planning process but you’ll remove any seeds of doubt that prospective buyers might have regarding the expansion of the property through the knowledge that the council have pre approved the development.
